Move-Out Cleaning Checklist for Massachusetts Renters

September 18, 2026 · 6 min read · By the TidyHouzz team

Empty room with moving boxes while a cleaner wipes down shelves

Moving out of a rental in Massachusetts? The goal is simple: hand back the apartment as clean as it was when you moved in, minus normal wear and tear, and have the photos to prove it. This checklist covers what landlords and property managers actually look at, room by room, plus a timeline so the cleaning isn't happening at midnight before you return the keys.

First, Find Your Move-In Paperwork

Before you scrub anything, dig out whatever you received when you moved in: your lease, any move-in condition report or checklist, and photos you took on day one. Many Massachusetts renters receive a written statement of the apartment's condition at the start of a tenancy.

That paperwork is your baseline. A scuff noted at move-in isn't yours to fix. A stained oven that was spotless at move-in probably is.

A quick note on deposits: Massachusetts has specific rules about security deposits, including what a landlord may deduct and how deductions must be documented. Rules and individual situations vary, so check your lease and, if a dispute comes up, talk to a qualified professional or a local tenant resource. This post covers cleaning, not legal advice.

What Landlords Look at First

From experience, the same handful of spots come up again and again during walk-throughs:

  1. Inside the oven and on the stovetop. Burnt-on grease is the classic deduction.
  2. Inside the refrigerator and freezer. Leftover food, sticky shelves, a smell.
  3. Bathroom grout, tub and toilet. Soap scum, mildew and mineral rings.
  4. Inside cabinets and drawers. Crumbs, spills, shelf liner left behind.
  5. Floors. Especially along edges and in corners where furniture sat.
  6. Walls and doors. Fingerprints around light switches and handles.
  7. Window sills and tracks. Dead bugs, dust and grit.

Get those seven right and you're most of the way there.

Room-by-Room Move-Out Checklist

Kitchen

  • Empty every cabinet and drawer; vacuum crumbs, then wipe inside
  • Wipe cabinet fronts, tops and handles
  • Clean inside the oven, including racks and the door glass
  • Degrease the stovetop, knobs, drip pans and range hood
  • Empty, defrost if needed, and wipe the fridge and freezer; leave doors cracked if the power will be off
  • Clean inside the microwave
  • Run the dishwasher empty and wipe the door and seal
  • Scrub the sink and faucet
  • Wipe counters and backsplash
  • Pull out the stove and fridge if they move easily, and clean the floor and sides
  • Sweep and mop

Bathrooms

  • Scrub tub, shower walls and grout
  • Remove soap scum and hard water spots from glass and fixtures
  • Take your shower curtain and liner (or throw them out)
  • Clean toilet inside and out, including the base
  • Empty and wipe the medicine cabinet and vanity
  • Clean mirror, sink and faucet
  • Dust the exhaust fan cover
  • Mop the floor

Bedrooms and Living Areas

  • Empty closets; wipe shelves and rods
  • Remove nails and hooks only if your lease requires it, and patch holes only if you know what you're doing
  • Wipe light switches, outlet covers and door handles
  • Wipe baseboards
  • Dust ceiling fans and light fixtures
  • Wipe window sills and vacuum tracks
  • Vacuum carpet thoroughly, edges included
  • Clean hard floors with an appropriate cleaner

Entry, Hallways and Storage

  • Wipe the front door, inside and out
  • Clear your assigned basement storage area or bin
  • Sweep any shared porch area you used
  • Remove all trash and recycling according to the building's rules

Don't Forget These Small Things

They take minutes but leave a strong impression:

  • Replace burned-out light bulbs
  • Leave all keys, fobs and garage openers together on the kitchen counter
  • Remove anything left in the mailbox
  • Wipe down radiators or baseboard heaters, which collect a surprising amount of dust
  • Check behind doors and in the corners of closets for forgotten items

A Move-Out Cleaning Timeline

Most Greater Boston leases turn over on the first of the month, and September 1 is famously chaotic. Plan backward from your key return date:

Two weeks before: Book movers. If you're hiring cleaners, book them now; end-of-month dates go fast.

One week before: Start emptying and wiping cabinets as you pack. Clean out the fridge by eating through it.

Three days before: Deep clean the bathrooms if you can use another one, or shower elsewhere.

Moving day: Once the last box is out, clean the floors, wipe switches and doors, and do a final walk-through.

Key return: Take photos and video of every room, inside appliances and inside cabinets. Date-stamped photos are your best friend.

Document Everything

After cleaning, walk through with your phone and record:

  • A slow video of each room, panning floors, walls and ceilings
  • Close-ups of the oven interior, fridge interior and bathroom fixtures
  • Any damage that existed at move-in, matched to your original photos

Keep these files until your deposit question is fully resolved.

When to Hire a Professional Move-Out Cleaning

DIY is doable for a studio. For a two- or three-bedroom unit, especially one you're leaving on the same day you're moving into another, a professional move-out cleaning can take a major task off your plate. An empty apartment is the easiest kind of home to clean thoroughly, and a team can usually finish in a fraction of the time it would take you after a day of carrying boxes.

We handle move-out cleanings across Norwood, Dedham, Canton and nearby towns. If you're also moving into a new place, book a move-in clean for it too. Our deep cleaning checklist shows what that covers.

Frequently asked questions

Do I have to clean the oven before moving out?+

If it was clean when you moved in, plan on returning it clean. Ovens are one of the most commonly flagged items in a move-out inspection. Check your lease for specifics.

Should I clean carpets before I leave?+

Many leases spell out carpet expectations. At minimum, vacuum thoroughly. If your lease requires professional carpet cleaning, follow it and keep the receipt.

Can I schedule a move-out cleaning for the same day as my move?+

Yes. Many people book the cleaning for right after the movers leave. Just let us know your timing so the team arrives once the unit is empty.
